PROPERTY MANAGER UPDATE
All Homeowners interested in receiving Association Related Notifications by E-mail, Text Message or Telephone may do so by signing up with the Authorization for Electronic Notification Form. This Form may be found under the Documents heading on the Association Website. All you have to do is print the form, fill it out and return it to the Association Office located at the South Clubhouse in the Drop Box. It's that easy! Stay informed the easy way!
TRASH & RECYCLING CONTAINERS:
The Lakewood Springs Homeowners Association along with the City of Plano are combining efforts to have all Trash and Recycling Containers stored in an Approved location. Approved locations are in your Garage, behind a fenced in Backyard, in an approved Storage Shed, in a fenced in L-Shaped Corral or in a Rubbermaid Storage type unit. PLEASE, PLEASE DO NOT STORE YOUR TRASH & RECYCLING CONTAINERS ON YOUR PORCH OR DRIVEWAY.
ASSOCIATION ACCOUNTS - HOA Fees:
Homeowners, please remember that your Association Payments are due on a monthly basis on the 1st of the Month. They are late after the 15th of the Month and a $25 Late Fee is Applied to your account. If you have a Delinquent Account, please contact the Property Manager to make payment arrangements or set up a Payment Plan. You may e-mail the Property Manager, Victoria Webb, by clicking on the Contacts link on the Association Website or by calling (630) 552-3270 .
INTEREST IN HOA COMMITTEES:
If you would like to get involved in the community, your Homeowner's Association has several committees that are always looking for new members. They include:
• Architectural Review Committee
• Building & Grounds Committee
• Events Committee
• Neighborhood Watch Committee
If you would like to help out on any of the Committees, please e-mail any of the Board Members by clicking on the Contacts link on the Association Website. Your interest and information will be forwarded to the appropriate Committee Chairperson.

1/12/2012 - The Plano Neighborhood Watch is having a meeting Saturday, January 21st, 2012 at 9 am at the North Clubhouse. The Plano Police Department will be reviewing crime statistics for 2011. All residents are encouraged to attend!

01-12-2012 - Summer Projects Reminder
1: Read and check the Architectural Review requirements in your HOA Declaration of Covenants, Chapter 4 titled "Architectural Standards" and Chapter 5 titled "Building and Use Restrictions" dated 09-16-2004, which you should have received at closing. 2: Most projects like decks, sheds, fences, etc require a city permit. In order to process a city permit you will need an approval from the Architectural Review Committee. A form is available on line at www.lakewoodspringshoa.com or you may pick one up at the HOA Office at the South Clubhouse. As homeowners in a housing Community we are responsible to our neighbors to maintain our property in such a manner as to reflect a pride of ownership that will sustain the value of not only our individual property, but also the property of our neighbors. Chapters 4 and 5 of our covenants are the protectors of the value of our Community. Remember we are a Community and as such the irresponsible action of just one can result in a detrimental ripple effect throughout our Community. 01-01-2012 - City Codes reference our pets
9-2-3: INOCULATION REQUIRED: Every owner or keeper of any dog within the limits of the city shall cause such dog to be examined annually by a registered veterinarian and inoculated by such veterinarian in accordance with any state law, county or city ordinance. 9-2-2: RUNNING AT LARGE PROHIBITED: A: General: No person who owns, keeps or harbors a dog or cat shall cause or permit such animal to run at large on any road, alley or other public place within the city. All dogs and cats within the city shall be kept confined by a chain or leash in such a manner as to prevent such animal from biting any person or animal, or if not tied, kept in a fenced area. B: Dogs: Every person who owns, keeps or harbors a dog within the limits of the city shall provide such dog with a collar made of substantial material to which a license tag shall be firmly fastened. No dog shall be permitted to be kept or remain within the city unless the person who owns, keeps or harbors the same shall have caused the dog to be licensed with the county of Kendall, Illinois, and provided with a collar and tag as herein provided. C: Cats: Every person who owns, keeps or harbors a cat within the limits of the city shall provide such cat with a collar made of substantial material to which a leash may be attached. 9-2-11: NOISES BY ANIMALS: It shall be unlawful to harbor or keep any animal which disturbs the peace by loud noises at any time of the day or night. 9-2-12: ANIMAL WASTE: A: It shall be unlawful to allow animals to defecate on private or public property, other than that property of owner of the animal, without taking immediate action to clean up and remove the animal waste from said private or public property. B: It shall be unlawful for any person to allow the accumulation of animal waste on private property such that by its sight or odor, said accumulation disturbs the peace of any place, neighborhood, family or person in the city. The disturbing of the peace of any such place, neighborhood, family or person in the city is hereby declared to be a nuisance, and it shall be unlawful for any person to suffer or permit any such nuisance to exist. 9-2-13: PENALTIES: Any person violating any of the provisions of this chapter or neglecting or refusing to comply with any of the provisions hereof, shall be fined as provided for in section 1-4-1 of this code. 1-4-1: GENERAL PENALTY: A: Any person convicted of a violation of any section or provision of this City Code, where no other penalty is set forth, shall be punished by a fine not to exceed five hundred dollars ($500.00) for any offense1, plus all Court costs, including but not limited to, local prosecutor's fees, document storage fee, Court automation fee, Court security fee, and such other costs as are prescribed, from time to time, by Court rules for the Circuit Court for the Sixteenth Judicial Circuit, Kendall County, Illinois. B. A person convicted of a violation of any section or provision of this City Code, where a specific fine is set, shall be punished by such fine, plus all Court costs, including but not limited to, local prosecutor's fees, document storage fee, Court automation fee, Court security fee, and such other costs as are prescribed, from time to time, by Court rules for the Circuit Court for the Circuit Court for the Sixteenth Judicial Circuit, Kendall County, Illinois.
